  • There are no deferred management fees,

  • Rent assistance is available to eligible pensioners.
At Acacia Ponds Village you own your home, you can forget the confusion of strata and company title, loan and licence agreements, and deferred management fees. The stressful variety of legal and financial arrangements offered by retirement villages does not exist. At Acacia Ponds Village, the concept of home ownership continues into retirement.
Should you decide to leave the Village, the only deduction from the sale option will be $1000 commission if management acts in the sale of the home. This is significantly less than the deferred management fees applied under many retirement village contracts. The difference can amount to tens of thousands of dollars to a departing resident or their estate.

There are no Council Rates to pay. There are no hidden legal costs. You pay your weekly site rental, and usual living expenses - electricity, water,gas and telephone. Rental assistance is available to most pensioners from the Government. This will of course depend on the individual financial situation, and more details can be obtained through Centrelink.

There are no Body Corporate fees or Deferred Payment fees. Pension recipients may be eligible for rental assistance and electricity rebates.

  • ELECTRICITY is charged at the Great Southern Energy published domestic rate.
  • GAS - LPG is reticulated  throughout the village. Each home is individually metered.
  • PHONE - Telephone connection available at residents own cost.
  • TELEVISION - A central TV aerial services all currently available sites, allowing for reception of the four main TV channels plus SBS.
  • WATER - Each home is individually metered. Charged on a user pays basis at the same rate as the local council.
  • WEEKLY SITE RENTAL - Pension recipients are usually eligible for rental assistance through Centrelink

"The Local Area"

Ideally located on the beautiful Sapphire Coast of NSW (Bega Valley Shire), Acacia Ponds Village is central to both Sydney and Melbourne, being one days drive from either city. Canberra is just 3 hours drive and the snowfields only 2 hours.
Acacia Pond's nearest township is Pambula just 2km to the south on the Princes Highway. Although a small country town, it offers a surprisingly wide range of shops and services, including Pambula Hospital and associated medical services.

Only 5 minutes away, Merimbula, the main tourist town of the shire, allows Acacia Ponds' residents the opportunity to enjoy the many facilities provided for tourist enjoyment, whilst living peacefully across the lake, away from the hustle and bustle of this tourist mecca.

An Ideal area to relax and enjoy life!

The nearby clubs offer first class facilities including restaurants, entertainment, bingo, carpet bowls etc. There is rarely the need to wait for a game of golf or bowls or tennis. The beaches, lake and river mouth are a fisherman's paradise, and of course, the beach and the National Parks are great for picnics and walking too.

"The Climate"

We enjoy a magnificent year round temperate climate. The summer temperatures are moderated by cool offshore breezes with warm summer days and cool nights - without the humidity of north or central NSW. Winter temperatures are cool with night time temperatures down to 4 degrees Celsius in July. However, the sunny winter days more than compensate. The winter frosts (about 5 each year) do not adversely effect the garden.
